No. Liz Barclay the principal is a lawyer who has spent 30 years involved with property and managing and advising on a substantial private property portfolio. She has also completed a REIWA Sales Course.
Liz has assisted many private clients over this time to buy properties and undertaken extensive project management of properties to enhance value, and lifestyle. Her practice has developed into advice on property acquisition and investment.
All legal documents and special conditions drafted or completed by Liz are checked by a senior property lawyer.
How can you help me find what I want?
If you have been looking for a while you may have missed out on something that you liked because you are busy and don’t have as much time as we do to hunt for the right property, or, it sold quickly, possibly before you knew it was on the market or it may have even sold privately.
We look at all the properties in the area you are interested in that may fit your requirements and we look at all the agents listings and also find out about properties that agents or others may know about that are not yet listed. We provide advice to people on many different types of property. We are likely to know about properties coming on the market before you do.
What do you charge?
The first consultation is free.
If we find and evaluate a property we charge 2% of the sale price of the property.
If you select a property and want us to negotiate or bid at auction on your behalf we charge 1%. If you are not looking to buy but require general advice on buying, moving, renovating or property investment then an hourly rate of $225 +GST applies.
Do you prepare and draft all documents?
All legal documents and special conditions drafted or completed by us are checked by a senior property lawyer at no additional charge. We can also organise the settlement of your property and any other legal work required at very competitive rates.
Will it cost more?
You are more likely to find what you want and at the right price by engaging us to negotiate on your behalf because;
- We know the market better than you;
- We are not emotionally involved in the purchase;
- We can see potential in properties you may not see;
- We have professional knowledge of the legal implications of all of the negotiating steps; and
- Practise makes perfect! We do this on a regular basis.
How do we get started?
Let’s chat! You need to tell us everything you are looking for in a property whether it be for a home, investment or office. You can meet up with Liz or we can do this by email. We will make sure we understand your requirements and your budget and will ask you a number of questions that will help us find the right property for you.
If you decide to engage us we get you to authorise us to start looking on your behalf and then start working. We may just find you the right property in an instant or it may take a little time and we will continue to present you with various options we believe worthy of your inspection until we can find you the right one. We will present to you every week or fortnight a summary of the properties we have considered on your behalf.
Are real estate agents happy to work with you?
Yes. We refer work to various agents when our clients wish to sell their property.
When our clients are buying we find the majority of real estate agents, and the most competent and professional ones, are more than happy to work with us.
We do not take any of their fee ie. We do not do conjunctional sales, and we can facilitate a quick sale if we have a client wishing to buy the type of property they are selling.
Also, if they advise us of a new listing before it goes on the market and we can recommend it to a client to purchase the sale is made easily and quickly. It is usually less complicated for an agent to work with a professional who is decisive and clear and not emotionally involved with the purchase.
I have twice been the recipient of Liz Barclay's knowledge and flair when she helped me buy and develop two investment properties. It is very exciting that Liz is now making her experience available to all players in the market.
